That is the tell for this summer in Palm Beach Gardens. Nothing about the shape of the city is dramatic, but the everyday routes people drive to eat, shop, and kill an hour with the kids are being redrawn in ways that will feel permanent by Labor Day.
The thesis: Gardens is quietly getting a second downtown
For twenty years the answer to "where is the center of Palm Beach Gardens" has been some combination of The Gardens Mall, Downtown at the Gardens, Legacy Place, and PGA Boulevard. This summer, a fifth center is opening thirteen miles inland at the corner of Northlake and Coconut, and the businesses populating it are not overflow tenants from PGA. They are anchors. That is worth paying attention to whether you live inside Avenir's gates or not, because the tenant mix tells you which restaurants and services see the northwest corner of the city as a viable primary location rather than a satellite.
The Avenir Town Center is not a shopping center. It is a new errand map.
The single biggest catalyst for Avenir property values in 2026 is the Town Center opening. That framing is fine for a value discussion, but the more useful way to read the opening is as an errand map. With over 200,000 square feet of retail space, nineteen confirmed stores, and golf cart-friendly pathways connecting it all, the Town Center is designed so that a resident of Apex, Regency, Panther National, or the newer WL Homes pods can complete a Saturday's worth of running around without leaving the community.

What is actually opening between now and Labor Day

- Phatboy Sushi Kitchen & Bar, mid-to-late July. The restaurant is targeting an opening at 11701 Lake Victoria Garden Ave. #8102, giving the Legacy corridor a seventh location for the Fort Lauderdale-founded chain. The Palm Beach Gardens location will seat about 80 guests inside, including the bar, with about 40 seats outside on a patio, and the restaurant will also offer Martini Mondays with half-off lychee martinis all day, along with all-day happy hour on Tuesdays.
- Field of Greens, both locations already open. The health-focused café brand Field of Greens is expanding with two new locations in Palm Beach Gardens this spring. Known for colorful salads, smoothies, and cold-pressed juices, the concept highlights seasonal ingredients and plant-forward dishes created by chef Thomas Op't Holt. The two addresses are 5320 Donald Ross Rd. and 12485 Northlake Blvd., which conveniently bookend the city east to west.
- Publix at Avenir, open since May. Worth a first visit if only to see the indoor café seating and prepared-food expansion the newer-format stores are getting.
- Avenir Town Center full opening, on schedule for summer. The restaurant tenants named above are the ones to watch for reservation availability in August.
The Donald Ross corridor is filling in the nighttime hours
Palm Beach Gardens has never had a real late-night culture. The Alton buildout is starting to change that, and the change is happening at a single address rather than across a district. As Alton continues to grow as a central hub in Palm Beach Gardens, Stanza is quickly becoming one of its most talked-about hidden gems.
Stanza is an intimate speakeasy tucked inside Lynora's in Palm Beach Gardens, where refined cocktails, layered sound, and quiet intrigue set the tone. The address is 5320 Donald Ross Rd, Unit 132, which is the same building as Lynora's, so the practical read is: dinner at Lynora's, walk twenty feet, keep the night going. The house rules are stricter than most Gardens venues. Entry is not permitted for guests under the age of 25. Stanza is an intimate speakeasy-style lounge where craft cocktails, a moody atmosphere, and a live DJ set the tone for an elevated night. Upscale casual dress code, no hats, no athletic wear. If you have been complaining that Gardens doesn't have anywhere to go after 10 p.m. that isn't a hotel bar, this is the answer.
The same address is now doing double duty for daytime, too, since Field of Greens sits at 5320 Donald Ross as well. You can eat a salad at noon and drink a cocktail at midnight in the same parking lot, which is a first for this stretch of the city.
What the city itself has on the calendar
The Palm Beach Gardens special events calendar is running a heavier-than-usual summer because of the national semiquincentennial. Three things are worth putting on a family calendar now.

Fire Station tours, which is the kind of thing you would never think to do until someone tells you it is happening. As part of our America 250 celebration, Palm Beach Gardens Fire Rescue will host fire station tours each Saturday from June 6 - July 4 from 9 a.m. to 11 a.m. For the safety of the public, tours are available only at Stations 61, 64 & 66. If you have grandchildren visiting for the Fourth, this is the sleeper activity of the summer.
Reading the summer as a resident
The through-line here is not that Palm Beach Gardens is booming. Every affluent Florida suburb is having some version of a boom. The specific thing happening this summer is that the city's geography of daily life is stretching west and north for the first time since Alton went in. The Alton corridor, meanwhile, is finally growing up into the evening venues it was zoned to support.
